I think you are on the right track. One thing to consider is the tractor paid off? If there are no payments on it then I would say keep it, but you know your situation best. My wife and I started off in a 720 ft2 house with no basement. She already had our oldest boy at that time and we lived there comfortably, if not a little cramped for years.
