From the unsolicited advice department then I'll shut up: Just as well buy it now if he can't take care of it. If ya can't borrow the money, then buy on a written and binding contract or get an option contract to buy. His heirs will just sell it to high bidder and all you will have is bad feelings and be out a bunch of time, labor, and cash. A lifelong friend would also be interested in looking out for and protecting your interests by dealing with everything in writing. A contract to buy may help him taxwise and put some money in his pocket.
Why mow it and waste all that gas, diesel, and money unless you have it to throw away? Bid it out to the hay cutters and balers or rent it to some stockman.
You sound like a nice guy. I wish there was someone around here like you who would take care of my mowing on the whim that they get first crack at buying.
Good luck from the unsolicited advice department!!
