I say try to get all you can for it. If you've put money in it odds are you can't get it all back out. So get all you can. Don't be shy about your price. It takes a lot of patience. Fix a fair price (with a buffer) and hold to it. Put it on the web anywhere you can find for free or cheap. Put it in front of the house and in the local paper. Put it on e-bay with a reserve you can live with. If it doesn't sell you owe listing fees but you can often sell afterward to bidders. Worst thing is to get over anxious or be in a position where you have to sell.
