If it drops with the isolator valve closed it is a pretty good indication that it is leaking by the lift piston unless the isolator valve is bad. The isolator valve does just that, it isolates the cylinder from the rest of the control valves. With the help of a Blue Ribbon manual I went completely through mine and it was rock solid afterward. It is a little intimidating to look at it, but with close attention you can do it with the books.
