On the boltster seals, Ken Updike should have what you need. He is on vacation this week SPENDING MY MONEY. Call him next week at 608-455-2411. The water pump has two grease fittings. One on the base and one on the turning hub. Sounds like a lack of grease to me. When you have the water pump off, see if grease is leaking out the seals. That is a common problem but the seals are easy to replace. My technique is to also pack the bearings with new grease when reassembling the pump. It will take far less grease on the fittings if those bearings are full to begin with. Don't pump on the turning hub fitting until you have the fan blades remounted. That front grease fitting will pop out!!
