Way O/T Property manager service

Looking for your advise and or thoughts on property manager service pratices.

My son and DIL have a property manager contract to rent their townhouse in Md while they are overseas.

A couple of people have put in applications to rent the townhouse. The property manager has run their credit and history and reported their findings on a standard form to my son.

The problem is my son asked to see the orginal applications and was told he was not allowed to see them for discrimination reasons.

Your thoughts.............

One of the benefits they enjoy while being over here is access to free legal assistance.. They may not be able to handle the case, but can get them in the right direction with real answers.

That, of course, is a bald-faced lie. How can the property manager ask for discriminatory information in the first place? I suspect that the manager doesn't want to get cut out of the loop. It's similar to how real estate agents try to keep buyers from talking directly to owners.

Now, I've never had a property manager, so I don't know what is the norm. Your son has contracted with the property manager to perform a service. He should first review the contract to find out specifically what is expected of the manager. I imagine the terms are weighted heavily in favor of the manager: he's probably ultimately responsible for nothing other than collecting his commission. But if the manager isn't holding up his side of the agreement your son should remind him of the terms of the contract.

If your son was here he would be the one getting the application and running the checks. The guy is his agent and can be fired.

The property manager is working for him. He should be able to see everything since it's his property. The same as people on the board of a condo association get to see everything, he should be able to see them. The only time discrimination might come in would be if he didn't rent to a certain person(s) because of race, color etc. The same as would apply to job descrimination. If there are specific rules regarding it for renters they should show him a copy. Dave

Didn't read the other replies.

Property managers are hated almost as much as the scum that doesn't pay their bills.

Your son has to decide if he wants to pass off the job to them & just cash his (now smaller) checks, or if he wants to be involved in running the property & do the work himself and take the risk of cashing (all for himself) the checks.

Can't have it both ways.

Property managers are pretty cut throat groups. That's what they are hired for, but they tend to protect themselves first, and they ain't gonna share any of their business with your son! That could be giving away secrets. If they give away secrets they lose control, and most have quite a bit of control - and buddy buddy setups with bigwigs in the community. Your son hired them, so he went that route, now he just sits back & cashes the checks, he has nothing more to do with it. Shut up & stay out of the way, he hired the big guns they have control.

That's how that works.

I would have your son contact his local JAG office for some advice. They can check that person's background to see if they're gainfully employed. Hal

If they have a contract, they are pretty limited in what they can or cannot do as long as the contract runs. The property manager finds a tenant, and gets a percentage. And the discrimination issue might be governed by local ordinance. The property manager is going to get his percentage, even if the owner comes up with the tenant, during the term of the contract.

Yes he hired the big guns to run the property while he is out of the country. They are also in charge of making sure the HOA fees get paid; making sure the elec and gas bills get paid; cutting the grass or snow removal if there is no tenate and fixing/repairing any problems that may come up.

He does not have a problem with paying for that service. Since this is brand new to him he just wants to make sure the company picks someone he approves of to live in his 200k house.
