O/T Cash Rent on Farm Ground

I'm just curious what prices are in different areas of the US for cash rent on farm ground?

Here in Highland, IL. it's going for $90-$160 an acre. My mother in law still does sharecropping, 1/3rd - 2/3rds.

I've heard in Central IL it's around $250 an acre, is this correct?
 
According to posts on the Successful Farming website guys have been losing land to BTOs offering $250 - $350 per acre. That was last summer, there is now talk that some of those same BTOs are trying to get out of some of those deals.

Southern Minnesota, $150 - 250. I heard of $305 and such this early fall being offered, I suspect not so much of that happening any more.

More land has & is for sale the past year & next couple of months than I ever remember, everyone trying to cash in.

Alot of long term landlord/tennants seem to be working in the 180 to 280 dollars per acre range. It is getting more common, though, for the owner to go for an all out high bid. There are more and more guys willing to pay up to $400/acre rent, so owner loyalty to a good long term area operator seems to be fading away as many tenants simply can't and won't pay that kind of money. It's really starting to look like the 500 to 1000 acre farmer is a dying breed.
 
all I get is $50 an acre but 20 miles south of me there getting anywhere from 90 to 125 better soil there. northwest wisconsin
 
The tenant pays $250/acre for a couple of farms. Bought a mower from another farmer 50 miles west that said he pays over $300/acre for all his 200 bu corn ground. I've seen posted that some ground around Springfield has topped $400/acre. I assume your mother-in-law is not paying for any of the inputs with only getting 1/3. If otherwise and unless it is poor ground she is getting shafted.
 
In SW ND average is $35 for cropland and for pasture it is $15 an acre and up depending on water development. Some pay a lot more, some less.
 
I just rented 10 acres for 70.00 for corn. Its in alfalfa now, will only be in corn 2 years, and is a C slope. Top yield is about 110 bu per acre. Up to the renter to furnish everything.

For livestock, mostly Im seeing 10-15 dollars a month for heifers, on a per head basis. One neighbor just worked a deal on dairy heifers for 1.00 per pound of gain, but he has to furnish hay and silage, and breed them. Horses, anywhere from 75.00 a month on wire fence up to 12.00 a day on plank fence with putting them in a stall at night.
 
I know one guy that only pays $10-15 dollars for a some peices, some how has it locked up with "no one else will farm it" statement 's to the owner and other peices in the area that I have heard he has bid $230 an acre, but I believe those were conventionally tilled acres that he can enroll in EQIP and probably get close to $60+ an acre in program payments. Average dry ground rents right now are about $25-$55 an acre, depending on if the farmer can get it in a program or if they are trying to keep some one else out of the area. I know locally, as soon as I started buying up equipment and acting on my intent to farm, the guy that was barely paying anything for rent on local smaller feilds has suddenly voluntarliy increased his rent payments, a couple feilds next real close he even doubled. I wonder why he did that? :>)
 
I'm paying 0-$40. Just had a developer offer me 105 acres at $45, going to take a look at it in the next couple of days but I suspect it's poorly drained and I might pass. It'd be nice if I didn't always get these offers with two feet of snow on them.

Got a buddy a few hours to the west who got $900/acre for his tomato ground this year with yield bonuses included but there isn't a lot of that kind of ground to go around and the fertility demands eat up a slice of it.
 
I am getting 200 p.a.,average c.s.r. Tennant is responsible for all additives.west central Iowa.
I do know that there is higher remt paid in my area.
 
My son-in-laws's father gave up 100 acres that he has been farming for years when the owner raised the rent to $350.00 an acre. There was someone waiting to rent it with just a phone call. Central Iowa..
