HIIM BEEN LOOKING TO BUY A SMALL FARM IN NORTHERN IL OR SOUTHERN WIS. 10 TO40 ACERS WITH A HOUSE AND A BARN FOR I CAN STORE ALL MY OLD TRACTORS AND TRY TO INJOY LIFE AND GET OUT OF THE BIG CITY WHAT WOULD SOME THING LIKE THAT COST AND WERE TO LOOK THANKS FOR THE HELP
 
That has been _the_ hot property for a while now, and with a good location brings a lot of money. You are competing against horse people, someone who wants 1-5 horses & had some bucks from a long time job, or estate, or good investment in internet, realestate, etc.

I don't know what the last 6 months has done to this, but based on a year ago, if you have to ask how much, you probably don't have near enough! :)

Now, if you don't need to be fairly near a job/ town, or don't mind living on a gravel road with a little dust, etc then maybe it gets much more affordable.

If you're talking N/E Illinois, you won't find a small farm at a reasonable price. What do you consider small; 5,10,20,40 acres? The further west you go, the better the price, till you get to the western end, and prices start climbing again. My wife and I found a place in west/central Illinois and the prices were real reasonable. Still are if you look hard enough. We bought 80 acres for the price it was going to cost us to buy 5 in Lake or McHenry County Il. And it has a house, barn, and shed! Good Luck. Kurt
 
A lot of people in Central MO. used to bite the bullet and buy a larger acreage. Chunk off the house and barn and some acreage, then sell off the rest.

What you want is what everyone else wants. Prices have not gone down. Larger acreages scares the horse people and gets you a lower price per acre.

might be worth a look see. We bought 50 acres that joins us a few months ago. $2200 per acre, just brush and a small 10 acre field in native grass. Recreational land. My son is buying 120 that is 90 acres tillable. $2500 per acre. This land went for $800- $1,000 10 years ago.

Why can"t you just start looking on the "Net" for starting info? Search the sites of all the towns you want to narrow it down to.

Then start contacting the realtors in those towns; they will be listed on the site.

Make appointments with several realtors.

Get in car. Take a camera and note pad. Spend a couple days....or more. It takes time.

Anything, just do it or you will do like you are doing now.....Just wishing instead of fishing.

You have to make an effort first.
 
First thing I'd do is find an area where you want to live and where they want you. We've done a lot of looking in Mo and Ky. Real Estate brochures don't tell you anything about neighborhoods. Remember,you're talking about someplace to LIVE. Not just a place to exist like a hermit.
 
Another good place to start looking is at farm auctions. Seems like that's the way almost everything is selling around here. We tried realtors at first, but found we could do better without them (we did quite a bit better). I quit talking to them and found our farm just fine looking around and talking to people.

If you don't want to look on the net for realty outfits in the area you are wanting to go, take a Sunday 300 mile road trip and stop at every gas station and buy a local paper.
