O/T Moisture In Crawlspace

Got Lots Of Moisture in crawlspace this summer with air conditioner running? all foundation vents are open, Ductwork all ok. Has anyone had this problem? would a fan under there help? any suggestions. Thanks
 
Don't have a water leak, do ya?

10 gauge heavy duty plastic over 3/4 stone makes for a nice vapor barrier.
 
Its a Modular & Moisture is dripping off bottom of house, We can't find a leak in ductwork, probably not enough ventilation?, just bought house last fall.
 
"Its a Modular & Moisture is dripping off bottom of house" It is my opinion you have more than a ventilation problem. You have an insulation problem as well. A vapor barrier on the ground will help. Ventilation will help. In fact the two together may solve the problem.
 
if you have insulation I hope the vapor barrier is on the living side of the floor joist and not facing the ground.

Quite a system, computer controlled, takes into account the dew point, inside and outside temps. it helped with crawl space ventilation issues at my folks house.
 
Years ago had a house with a crawl space that had developed a moisture problem, but wasn't until I put down a vapor barrier that I found out what it was. A small leak in the tub drain getting the ground wet and disappating throughout the dirt. The vapor barrier caught it and then it puddled. Folks rarely go into crawl spaces and if it had been a concrete floor of a basement, would've found sooner. Gotta stop that moisture, not good over time.

Make sure you don't have a leak in the plumbing or
ground water entering the crawl space. Make sure the downspouts are running the water away from the house. A lot of water will come off a house roof. Hal
 

Put a box fan at the entrance to the crawlspace and set it up where it is pulling the air out of the crawlspace (this requires all of the vents being open as you said they were). This will create enough circulation that it will dry the crawlspace out in a couple of nice summer days. Then you can turn off the fan and go under and start inspecting for a small leak as described in the other posts.
 
Because of a high water table, (they hit water at 16' when they drilled our well) we have a 4' crawl space with 2" of gravel on the bottom. Sometimes it just smells musty down there.

I mounted a squirrel cage blower from an old furnace on a base so I can set it to either blow air into the crawl space or turn it around to pull outside air in through the foundation vents. Either way, I sometimes just let it run for a day or so.

The crawl space is probably the most neglected part of the house, but it still needs attention.
 

You don't want to bring high humidity - higher temperature air into a crawl space. As the air cools water leaves it (condensation).

We have one of those turbine vents. It brings the air from the living space through the cracks in the floor and out. Very dry in our dirt basement. I open the vents on cool low humidity evenings.
 
MY AC has a pump in crawlspace. Works like a sump pump tray gets so full than the water goes down the sewer.
