I realize this is a very old post, but I am looking to possibly rent out some tillable land to
someone. Looking for both a renter and a fair price suggestion. The land is about 35 Acres
tillable near Bradford. Any help would be appreciated thank you
 
There are many variables to land rent rates besides location. Unless someone here knows your property they are simply guessing. You would be best served by contacting your county agent.
 
The University of Minnesota Extension will have an office probably in your county. If not, in a nearby location. They are your best resource for going rent rates in your area.
 
Land rent varies a lot in that area, some is blow sand and doesn't grow much and some is fair land. Ask some local farmers that will know your land. Could be anything from zero to $100.00/acre there. Wish you were closer to me, I would like a piece about that size.
 
Bradford sand, or low wet ground?? 35 acres in one piece, or small plots?

Use the USDA QuickStats database to get an idea of current cash rents in your area.

Pick:
Sector->Economics
Group->Expenses
Commodity->Rent

From there, it should be fairly easy to narrow it down to what you're looking for.

UofM puts out results of a survey they conduct every year. Broken down by twp. It gives you a range and an average. I have it bookmarked on my desktop. Look at that and think if your land is better or worse then average. Then move to the top or bottom of the range. Their results are 2 years old.
Otherwise put an add on Craigslist. If it's anything like Nicollet Co. You will get 10 phone calls in the first hour. See what they will pay.
 
If it's sand it won't likey be worth much as that sand won't grow much. I would ask some of the neighborhood farmers for an idea. There is just too much variation around there for anyone not local to help.

According to the U of M website the average rental rate in Isanti county was $53 in 2021, $65 in 2022 and $55 in 2023. Last year I purchased a farm with the same sandy ground in Bradford township and it had been renting at $60 an acre for a few years prior. I am farming it now and would be interested in renting your land if you are still looking for someone.

County agent should also be able to tell you production capability or average for your soil. It's funny to read about "sand that won't grow
much", wasn't that long ago the national corn yield record was broken on ground described the same way.

I take it you have never seen Bradford sand???

Likely could, if you irrigated it and fertilized with each watering. Not much irrigation around there tho.
 
Never laid eyes on it, any idea of average crop yields ? I'm in upstate NY.
Again, depends on just where it is, but the good spil there likely averages 150bu+ on corn. The bad soil would likely be a crop crop failure 4-5 years out of 10.
