Top plates, ledger boards, pony walls, floor joists and started decking today. Longest floor joists 44ft. Next week start back filling and get ready for flat work concrete.

I find it interesting they use walls as bearing points instead of beams with lolly columns. Dont both and find the beams where easier to work with . Looks good.

Ive been watching without response, but have a couple questions:
1. Im I correct to assume the joists balloon inside the foundation to eliminate steps from garage and outside?
2. It appears the joist bearing at the perimeter bears on a ledger vs a wall. How are those fastened through the ICF?
 
Not sure what you mean by balloning but joist were placed inside otherwise subfloor would have been another 14 higher requiring additional steps. Anchor bolts were set into the ICF to attach the ledger.
 
Looks good! I did some 40 foot I-joists in July to lower the ceiling in this warehouse. Made it into shop space for school buses.

Balloon as in separate from or inside the foundation structure. Thats OK I didnt know what Vito meant by Lolly (Lally) columns, but I figured it out.
 
What keeps the varmints from shredding the Styrofoam insulation on the inside and outside of the cement walls? Around here chipmunks and all would be chewing through or into it for free warm housing project.
 
Wow, what a view! Will they be pouring a concrete floor in the basement/crawlspace area or does that just remain bare?
 
Did not want a basement I assume. Will you be covering the soil with something to stop moisture coming up?? That's a pretty large crawl space. Hope you have easy access for the mechanicals, duct, pex electrical etc. gobble
 
Outside will be backfilled covering the styrofoam. In the crawl space with the product being treated contractor not concerned. If they did get through the foam they arent getting through the concrete that fills the foam.
