Rent for tillage field land

A small farm near me (northern Wisconsin) recently changed hands. I stopped to talk to the owner about renting their field land (10ish acres) the previous renter of the fields had called her and offered $75 an acre but she hadn't heard from him since. I said if he fell thru I'd give her $100 an acre and gave her my phone number. I plan to no-till into hay with a oat cover crop this year. Am I insane? Or does that sound reasonable?
 
Depends on where in northern Wisconsin it is exactly. Lots of land up there is not worth that and runs for much less. And 10acres would frequently just be farmed for free t keep the weeds and brush out. But if it's good land that could be a fair price.
 
we are in central wisconsin and leasing out a 35 acre field level ground no stones to a very large dairy for $110. but that was negotiated 5 years ago ,to be renegotiated every 5 years. i believe it will be higher now.
 
Soil type and drainage would be paramount for me if used for other than pasture. Around here you can go from soil good enough to raise cabbage and carrots to ground only suited for clover/trefoil/native grass in less than a running mile.
 
That is a fair price. In SW MN soybean and corn country rent is quite high. I rent mine for $215 an acre. That is the family discount rate!
 
It still seems pretty high to me, but I'm north and east of there. 75 might be close in that neck of the woods.

May I ask how much per acre property taxes are on land that's utilized for Ag purposes in your area? $100 will pay property taxes on several ag exempt acres where I live. In my area one would be hard pressed to make a profit on hay @ $100 per acre lease plus seed/fert./baling costs.
 
That works out to just under 300 per acre.....which was the going rate last year for real good land. I heard rumors from the seed dealer that some were offering 500 per acre....maybe I should rent it all out....

Cant speak to crop land but the last 2 places I leased for hay are for $20 an acre. One 15 acre place & one 40 acre place. This is in SE TX.
 
I live north of Baldwin, Wi. We have 180 acres and renter is paying $150/acre. Some land in our area is going for $200+ If you are close to large dairy herds.
 
Corn, soybeans, or wheat properly fertilized and planted would give you a better return this year than a weak stand of oats into a weed field all cut for hay.

Unless you have a market worked out already for your not quite normal hay crop? Lot of folk will turn up their noses at something different like that. Hard to sell.

Might want to rethink the hay thing. Depending on what was used for chemical in the spray it might need a year before you could get hay to grow on it. This might also be especially true if corn the year before if Atrazine on there.
