Barn repurpose in progress

I had a guy in looking that has a mini excavator and a jackhammer attachment about busting up the old stalls and feed bunk. He figures itll take him 4 days to do it all. After that I can use the kubota and dump truck to clear it out. Before that though I had to remove the feed bunk neck rail , wooden trough and cow mats. Have one side of the mats removed, was all the kubota could do to lift them. Will do the other side in two loads. Going to order new steel for one side of the barn as the curtain is in rough shape and the good steel below the curtain I remove can fill in the curtain area on the far side of the barn. We had a tenant contract drawn up, have a certified pest control plan and insurance. Will all need pressure washed this summer and the storage building will be officially open for rental.

Quite a change. Zoning restrictions and fire code would slow down that kind of transformation here. We would have to at minimum put in a sprinkler system. Occupancy regulations are very different between ag and commercial buildings.
 
It may get to that here as well. Our current insurance provider is not interested in covering for storage but another provider is very interested. Im hoping by getting in now we can be grandfathered into some upcoming regulatory changes but well see.
 
Good luck with your project. Always sad to see another barn not used for cattle. Happy to see it get a new purpose
 
I had a 28x46x16 garage I rented out.
Insurance companies didn't want to insure it. Commercial property. After 911 it was next to impossible to insure and cost was ridiculous.

I sold the property a year ago. I'm one happy camper to no longer own it.
I bought it in 1979.
 
We have lost 12,000 dairy farms in Ontario in the past 40 years. And they just keep making more regulations that drive more farmers out of business each year. Its not about milking cows anymore, its about what kind of barn you have and how people feel about the way farmers keep their cows, and they need records to prove every move the farmers make. Not about good quality milk, or profitability of the farm.
 
what's this grandfather stuff ???:) you got lots of years yet on that.
I don't remember if you have the head room for storage like combines/utility trucks/other odd high stuff? hay storage? any room for pre build of structure walls/rafters? The local exhibition ox haul building here is filled with wintertime travel trailer storage, all in during first week in Nov and all out during the last week in April?
As long as they pay is the main thing....
 
I thought about converting my barn to a shop years ago, insurance said no coverage unless it was used as intentionally built for ,as in housing hay and animals, so that's what it is still doing to this day.
