does anyone keep up with standing timber prices?
lumber prices seem high, and I'm thinking about selling some hardwoods.
anyone have any recent experience with selling timber?

thanks!

Mak sure and get several bids. A neighbor sold some a few years ago and had 4 bids. The top was over double what the bottom bidder was. Tom

If possible ask about recent clients so you can talk to them. Getting paid and not trashing the land can be problems with loggers.

I just sold a pretty good size piece of timber, mostly poplar, white, black, red Oak,plus a little gum, hickory, cherry, scyamore.I had a certified forester handle the sale he and his men came in measured and marked every tree to be cut. Then he got bids from about a dozen different sawmill outfits,he knows these people and they trust what he says is right.Ended up getting what figures out to be about $420 a thousand board ft from the mill as it sits on the stump. They haven't cut the first tree but I have been paid in full. They will pay the loggers to cut the timber. The forester will oversee the cutting for his work he gets 8% of the gross, which he is well worth in my opinion as I'd of never come close to that amount of money dealing directly with loggers or sawmills.Worst move you can make is to let the logger handle the financial end of things.BTW mills had no interest on buying any Pine at this time.

I have no idea on prices. There's a hardwood sawmill in TH.
People bring them logs. No idea of value.
There is a timber to the west of me. Winter is the only time they log. Just finished up.
I think the value of your timber is determined by the quantity and size.
Loggers don't want a small job. Too much work bringing in their heavy equipment. Loggers don't want a finkey seller that is concerned about them tearing up the land and leaving a mess either.
Once I saw a logger bring in a huge chipper. Sending hard wood chips to a place that makes wood pellets is a money maker too.

All I can say is 'Watch your Azz! When we started here, I got many lowball axxwholes. 5 said 3 loads'. End result was 8 loads and it all paid for the driveway and the house site.

(quoted from post at 19:56:45 01/16/22) A long with that they will take more than they're contracted for. Unless you're there with them every day how would you know.

I take offense to what you are saying. I know there are always some who will do what you say but not all. I was in business for 35 years and never took advantage of any one. I had land owners waiting for my crew to come. I did not always offer the highest price, but did a great job and left the land the way the owner wanted it. I logged in NE Minnesota.
