Our son has a welcome mat outside his front door that says ....Oh $hit, not you again ..... not much of a welcoming sign.
 
If I kept half the crap tenants left behind, I'd need another pole barn. Maybe two, considering that we've had three cars left behind at various times. One had a boot on it. I can't remember a tenant moving out when we didn't need a dumpster, although it must have happened sometime. Occasionally they'll leave something of value behind, but usually it's junk that has to be dismantled to fit in the dumpster. Playground equipment and furniture are commonly left behind; apparently it's easier to replace than move. I have picked up a few nice tools from time to time. We had one tenant who left the garage so full of junk you could hardly get in the door. We loaded up most the stuff in a dumpster and found some nice stuff buried in the mess: air compressor, several drill motors and other miscellaneous tools. The tenant came back that night and stole back most of the good stuff we had saved!

It's sometimes strange the things tenants think they're entitled to keep. I understand why they'd want to take our lawn mower with them, but a closet rod?
