Anyone in the Springfield, Joplin Mo area have any recommendations for window replacement? Seal is broken and windows fog up. Thanks
 
You don't say how old your windows are, or if you are the original owner. I installed new windows in our house about 8 years ago. We had 4 sashes that leaked in the last couple of years, and become cloudy. Our windows had a lifetime warranty. We called the window company, gave them the size, and they promptly sent replacements. When buying windows, go to your lumber yard. DO NOT go to a big box store. Any good, established, reputable lumber yard will have quality windows.
 
Being in construction for 32 years I?ll just say this. Quality
windows are like quality cheese burgers. They can be found
in both big and small places. And just because they?re big or
small doesn?t mean they have good cheeseburgers.
 
What is your plan IH, pull the whole window out (back to the rough opening)and replace with a whole new one, or maybe just just replace the sealed window unit (likely double pane)?
 

We had the same issue several years ago. I got a quote from a windows and siding outfit, but I didn't like what they proposed, so we contacted an independent contractor. He informed us right from the start that he would not do those window insert things, which I didn't want either, but he gave us a quote on total window replacement. Remove the old window back to the studs and then install a brand new window. HIS quote came in well under what the window and siding guy quoted, so we went with the independent contractor. We've been happy and warm ever since, and it is simply amazing how much quieter it is in the house now.
 
Contact the manufacturer if they are still in business. They may be able to build a new window plane that fits in your existing frame.
 
I thought Anderson"s were quality windows. Built a house addition in "93, new house in "97. All Anderson windows. Both groups leaked, some under the 20 year warranty. I"m not impressed.
 
I've replaced panes in my windows on several occasions. Bought the panes from a company that makes windows, used a propane torch and putty knife to remove broken pane, and press new pane into place. About a 30-minute job.
 
Agreed. I had time to burn so I nosed through the windows at the big box without anyone blowing smoke at me. What I saw was Jeld-Wen operated and closed the nicest next to an Anderson. Appearance was comparable. And price was half. This was on double hung. I won?t look at casements and run from sliders. Maybe an awning if the location dictates.
 
Lincoln is still around and if I recall they were a good quality window when the all vinyl window trend started. They should be able to get you glazing for your units. There should be an interior stop that holds the glazing whether wood, vinyl, or aluminum unit. Explore that option as it will be the least invasive.
 
Before we sold our house in St Cloud MN we replaced the glass in about 8 widows, a local glass company made up new thermopanes to fit our sash, cost $60-80 each, I changed them myself. Complete new windows to fit our rough openings would of been very expensive. I would think you would have a glass company nearby that could do that.
 
We have Anderson casements and Anderson has replaced about 1/2 plus of them in within the 20yr warranty but since warranty is out have several others that steams up on the inside, glass panes too close together in center of window. I have never had any leaks. The ones not replaced the warranty is gone now, and I'm going to check with them and see what the sashes alone would run. They even replaced roof window that streamed up. Built the house in 1991,the windows have a nailing flange that is under the brick so replacing to studs would be hard to do.
 
Most reliable honest contractor, in Monett, if Jerry Dierker. Builds new houses, but might help. Also Gorden Renfro. Might call Meeks Lumber Co. in MOnett and get recommendations.
 
I replaced 22 windows in my rental,jeld wen, bought at menards, haven't had any trouble, bout 15 yrs ago, just did some for my sister too

Anderson windows is what we went with. No problems of any kind in 6 years.

When I sold my house I was pleasantly surprised that a bad seal did not mean I had to replace the entire window. I found a guy that replaced only the sealed glass unit for very little money. I had thought I would have to have the whole "replacment window" expense and mess, but no so.

Google window repair in your area.
 
I just got a circular from Anderson (brand) window replacement of old windows. I trashed it as I don't have a requirement but will bet it has something neat that you can use to get a new window installed without removing any of your brick veneer or siding if composition. Might check them out....been making windows for decades.
 
I can't even guess how many "pocket"replacement windows I have installed. My own house, My sons house. One very large old farm house that required 53 windows, and I don't know how many other houses. In my opinion, any contractor that tells you, you have to remove siding down to the studs is simply trying to upsell the job.

A pocket window, installed correctly, with insulation, and caulking, will be just as good as a window job that was taken down to the studs. That method must at least triple the cost of the job.

Like I said earlier, we did have 3 windows that went foggy. We contacted the lumber yard, they ordered new sashes. Simply remove the sash like you would for cleaning, and install the new sash.
