Relocating my tractors

Hey folks.

My wife and I are going to relocate from near the Canadian border to somewhere a bit warmer for medical reasons

We have a 4500 Ford tlb and my beloved 8n.

We are looking for a small farm or some acreage we can build on. Currently we are looking in Tennessee.

Any tips on areas with the best values, low taxes?

Any help appreciated.

The area around Pall Mall,Jamestown,Clark Range feels like a second home to me. Somewhere near Dale Hollow Lake. That's where I'd be looking if I was serious about moving. Enough tourists so they aren't totally against strangers,but not enough to be "touristy". A little piece of Heaven. Of course jm will tell you the Land Between the Lakes area of West Tennessee is the place to be. Ain't that right Jerry? LOL


I'd stay 50 miles or more from the Pigeon Forge area. That place is a nightmare.
 
my wife and I spent 6 weeks in northeast Alabama in the spring, to sell a house. while there, I found a real active tractor club, and met some fine folks. the longer we stayed, the more it felt like home, so probably good the house sold so we could come home. went back to Al twice this year, for red power roundup, and a tractor show in October. if we decide to retire to the south for the winters, I would definitely consider the Gadsden-Centre area. not so sure about the summer tornado season, but a lot of houses have concrete shelters in their cellar.
 
Last time I was there, I kinda liked northern Missouri. Also west Tennessee when I was through the area. Can?t comment on what it?s like to live in either. Have never lived more than 100 miles south of Canada!
 
Had a good friend relocate to TN. Says he loves it. Shortly after he moved there I haven't been able to contact him. I think he's now buried there.
 
A Buddy of mine is moving back to AZ after spending a bunch of years in Agency, MO taking care of his wife?s parents. Tired of the ice storms and cold.
 
Brad I am in middle Tenn 37058 . Love it and taxes are not too bad. No income tax. Send me a e mail on where you are looking. Anything within 60 miles of Nashville is a no no . too high
 
Yes R one can move 120 miles west from the area you have described and save money, have better farm land and great weather. Anywhere west of Nashville in Tennessee is like heaven all over again.

Terry, Dickson and Clarksville are both feeling the Nashville push. We are out of Dover and feel pretty good about where we are. Actually have land in Henry county (west of Tn river_) and Stewart county (East of Tn river) Like this area.
 
I noticed that don't know why that keeps happening only started after I changed computers and to windows 10

Check out "Green Ford Rd, Monticello Ky, 42633" on Zillow. May be what you are looking for and I know the owner will take a lot less.
 
You might want to check out North Alabama area. Not sure what type of weather your looking for but If you don’t like the weather today I promise you it will be different tomorrow possibly in an hour. Most important thing there are tractor shows every weekend within a 30-60 min drive.
 
Brad I am in north eastern middle tn. in the area Rrlund is talking about. Fentress county has the lowest land taxes of any place around. Clark land co. has a bunch of land to sell. Wayne you have to be kidding... Pitts of the south so hot and humid in the summer and nothing but red sand... 21 years at CAMP SHELBY turned me against that place for sure
 
Snowbird! One tractor at the summer home and one tractor at the winter home.

My sister and brother in law decided to keep their home in MN and rent a winter home in a different place each year until they find where they want to settle (probably back in MN).
 
How about south central Texas. I happen to know of a 27 acre place. All can be irrigated, Ag taxes with a 1200 sq ft. house. Nice place to retire. About 35 miles south of San Antonio. Tony

ea I have a couple of friends up on 127 between Crossville and clarkrange pretty nice up in there
 
my area in mid-Tenn. is great. Check out Hickman & Humphries Counties next to Tennessee River. Realtracs real estate site will show all companies tracts of land in a certain county with many pictures. Thats how I landed here. Saves a lot of travel time.
 
Here's a site you might want to check out. We made four or five trips to the Ozarks looking at farms and ranches,back in the late 90s and early 2000s. We were serious about moving there when the kids were graduating high school and seemed to be moving on with their lives. We got the magazine that they were putting out. I don't know if they still print and mail it. Looks like everything you could want is on the website.

I can store the tlb for you here in Ohio.
I see some mention there State has no income tax. Texas says that too ! But beware they usually jack up your property taxes more than enough to cover the difference ! Some states even charge personal property tax on your cars and trucks every year ! and also sales tax on groceries.

My wife has a medical condition so we are kind of looking for an area that is temperate but still has a bit of the change of seasons and we would like to grow things most of the year.

We are doing our homework now and need one of our properties to sell before we move.

Buckingham County Virginia would suit your needs.land is very reasonable,taxes are low and you'd be 20 to 40 miles from Charlottesville which has two of the best hospitals
in the state.Plus all sorts of specialist there too.
 
Honestly, anywhere in Tennessee is going to have the weather you want. Crossville up on the plateau has become rather popular with retirees. Don’t know the details of your medical needs but you might consider something within an hour or so of Nashville, Chattanooga, or Knoxville for that reason.
 
I live in the middle of Western Tn which is about 125 miles from Nashville that has Vanderbilt Hospital and about 90 miles East of Memphis which has a thriving medical center. Also I live about 20 miles North of Jackson TN which is on I-40 and has a fairly new cancer center Kirkland Cancer Center and a large not for profit hospital Jackson General. Land prices here are fair and there is no property or personal property taxes and the property taxes are very moderate. Summer can be rough with highs usually in the 90's with high humidity and the winters can occasionally hit zero but is short lived. Spring and Fall are great season and usually kick in about mid-march and end about the end of November. The area North of Jackson around the Medina area is the fastest growing because of a great school system. Just about every direction from Jackson is thriving and you will find good land reasonably priced. And most of all the people are great. Hope you stop here but if not Middle TN is great as well.
