Makeing plans to build a shop.

A couple of months ago I wrote in build plans to build a shop and pertain a building permit. Where I live I have learned a lot about my County and there building codes plus permits. I thought it was simple find a person that draws up shop I wanted and submit it for a permit. Find a contractor to build it. Wrong again. need to have a soil report on the soil of my property which is 500.00 and a flood map for the property to let them know I am not in a 120 year flood zone area. That ran another 400.00 and then to pay to get the blue prints adjusted to the way they want it. Yes I got the build permit after three thousand dollars. the contractor will start next month (he say's). the 32 by 36 foot shop may be on it's way. Yes I am excited about it but the price tag we can say OUCH on it.
 
had the same thing here with a storage building, needed soil, snow load, and other crap, had morton buildings put it up and they're plans are rubber stamped and off they go. it's the good old boys club.
 
Where ever he is he needs to ether vote some of that crapp away or move..in my county ,Central Ohio, you don't need "any" of that you can plumb it and wire it your self too....would be good to know just where that money went to...
 
Gee, the town hall clerk gave me a zerox copy of the zoning regulations about height, distance from road and property lines, contractor bought the permit and my concrete floor was poured, building put up, not sure when the inspector signed off on it, I did all the wiring, hired an electrician to connect the service panel in the shop to the one in the house. My 24x36 shop with concrete floor cost $11,000 in 1995. Best thing I did was insulate it and put a ceiling in it with 6 inches of insulation above it. I used to use 10 gallons of kerosene a weekend to keep it warm. Now about 10 gallons a winter. Stays cooler in summer too. I did have to get 8 ton of crushed rock to fill in the ditch so dump trucks and ready-mix trucks could back in from the road and stay off my concrete driveway. After shop was done I scooped it up and rocked the path from the existing concrete drive to the roll-up door.

Two pieces of advice. First is Build it BIGGER! Second is put plenty of electrical outlets in, including 240V outlets for tools/equipment you don't own yet.
 
I am located in Benton California. Where is that you might ask. Well it is in Mono county and 20 miles away from Nevada state line. Up in the High sierras. Benton is know for hot springs back in the wild western days it was a mining and farming town. Know it is a little town of 280 people. L.O.L. I thought this was going to be easy but Mammoth mountains has the permit office and they want it to apply to the mountain requirements.
 
Not a whole lot different here.
First was a zoning variance because the garage is supposed to be behind - not along side the house. $400 and two city council meetings.
A site plan which I drew up myself.
Then a building permit for $1400. Again, I drew up the blueprint.
Lots of code requirements here. I had to install those steel sway braces to keep the garage door end from moving in a cat 3 tornado.
Had to buy a 30' microlam beam to go the full width = $340
I had the slab and 2 aprons done for me.
Cost was $11,300
Other than the slab I'm building this by my self. Got the roof finished on Saturday. Whew. Made me feel old.
30'X33'. Max allowed is 1K square feet.
Oh, and the county assessor left me a note on Friday that he'd been here to measure it.

In my area, one can put up an "agricultural" building without having to go through all the hoops as long as you have 5+ acres and the building is 35 feet from any property lines.

The only hitch is that you can only use it for ag purposes in support of your property. The reality is that once it is up and in use you are pretty much free to do whatever you want there as long as an angry neighbor does not rat you out to the County.
 
California says it all. I wanted to build a 30x65 pole barn type building in Missouri. contacted a builder from Oklahoma. signed the contract to build it. paid him when it was finished. no fees period. that's the way it should be. just amazes me how these bureaucrats think up so many ways to screw the working man out of dollars they worked hard for.
 
After Dad had passed, we had considered living in their house in Arkansas to take care of Mom. One idea we had was to replace the older garage/shop with a newer, larger one. Found out there might be a snag. The way the neighborhood subdivision rules were laid out, even if we got an OK from all of the current neighbors ("IF!!"), any future neighbor that might move into the neighborhood over the next 5 years and didn't like the newer garage being there (regardless of reason!!), they could force us to take the building down at our expense.

...We came back to MN. Didn't realize Mom & Dad had bought a house in Hell.
 
Did you consider going 25 miles further east?
Although I read yesterday that Nevada is getting californicated like Oregon did some years back. People leave CA because it is all screwed up and start missing "THE GOOD LIFE" and start voting in the problems that they moved away from. Texas, Florida, and northern Virginia are becoming afflicted also.
 
the county here is bad enough but the city is at least twice as bad,, friend of mine put up a Big shop,, he has a welding and trucking biz,, they got down to finishing it all that was left was the outside looks, the city made him put in 6800 worth of concrete beside it to make is more appealing to drivers by, he wanted some trees and planters with grass Nope, had to put in their suggestion, its not even where you can use it to park something either a total joke is what it was, BUT if it was grass they could not charge him tax on it every year either

$85.00 for a permit here, but we do have to stay 5' from the property line and off the road easments.
 
My county has some insane rules. Need to have a sewer system inspection if it hasn't been inspected in last 5 years, prior to issuance of any building permit. If upon inspection it should fail, the inspector is required to report said failure to county. You then have 10 months to be in compliance. :evil:
 
Sounds like some of your states are getting as bad as California. When I went to our city to divide the land Mom left my brother and my self. Of the items the city required was paving the road in front of the land, to the tune of around 68K. That just isn't right. The city doesn't put in new roads, or sewer and water lines they wait for a land developer to do it. Good thing for me those line were already in. I had to sell a 1/2 acre to get my money back. I have to laugh at the 30? or complete header detail on the gable ends. We?ve done 7?openings that called for 24? of lam on a gable end w/ an engineered truss above it. Oh well!
 

My town in southern NH is your perfect example of a sleepy country town that has had newcomers come in and turn everything upside down. We are an easy 50 min. commute from the 128 Boston beltway where thousands of executives make over $1,000,000/year. They all want to raise their kids in the country. Well here we are. in 1976 the population was 1976. Now it is nearly 5,000. They all want a full suite of town services. Everything the school wants they get. Whether you want it or not you still have to pay. One good thing is that many need to have their own hobby farm with some horses, and they all like to brag about paying $15.00/ bale for their wonderful hay :)

Small bales, right?

Last time I bought a bale of hay (bedding for the dogs), cost us $12 for large round bale. Last I heard he was charging $25. To me, this is still a good value.
 
Just finished building this one myself, 36 x 72 x 12. $400 and about 2 hours for the permit and inspection fees, $5000 in hired labor and $25,000 in materials. Much better than the $60,000 + quotes I got from contractors!

I believe the full length header is only required when the wind shear walls on each end are less than 4 ft long. Prevents end wall from racking when properly done with the metal straps etc.

Some areas are now requiring the full length headers even with the 4' or more wind shear walls.
I primarily deal with 3 different municipal and one county building department. They all say they use the same code book, yet the actual requirements are different in each.

Two area towns require that and more. Then they determine the grade as well.
 
Dang, I'm glad I don't live in a commie state.

One permit, no inspections, studies, surveys, B/S.

Hired the slab done, got a couple of guys to help set the rafters, daughter helped me hang the tin on the roof. 20x24 with a 12x16 lean-to roof. <$10K in 2011.

I was thinking about that BUT I am not rick enough to do the double size. I could use a bigger shop. by the time I get down paying for all this and pay the contractor to level the ground up and build it wow it is too munch. the dirt pad requires a permit to L.O.L.
 
I really hate to say this but this is the state of California. Benton is a quiet little town out next to the Nevada state line up in the High sierras. I moved up here because of parents needing some body up here to help them out.
 
The first thing I would do is learn how to spell. Could be why you are having permit issues.
 
I do have one of those add to this permit. that one is added on for this county. I have to leave one acre of open native land in back on flood plane for wild life. Yes Deer, coyotes, squares, Rabbits and for those tour business to show off for those people who travel. L.O.L.
 
My printing out the words on paper is better than this darn computer that is in front of me. I some times wish I had my first computer back in 1994 it was better than this one that has window 10 in it. I prefer DOS some times I could do more with the old computer than this one. I am sorry if I do not meat you status on spelling but I do not handle legal paper work. I have other people for that job. They do a great job at it to.
 
I am reading this and L.O.L. thank you I needed a good one. No I stayed in Benton on 3.16 acres. the reason is clear to me. Nice small town. The building department and inspectors can be a big bear. that is okay I have learned that every body in this town expect this. Mammoth mountain is a big city like little L.A. on the hill we say. I am only 50 miles from them and every body up there excepts to be treated like as if they live in Holly Wood. Benton is a nice small town and down to earth hard working people. Honest place and yes we even have a Indian reservation which surprising enough a lot of them are more honest than the white folks I know. Where I use to live the city grew as it grew they stole my property from me in court one day in the big city called Riverside Cal. That is why you say it feels good to be back in a small town and yes it is in California.

I put up a 20x24 building this past summer and only person I had to ask permission of was the holder of my check book, the wife. Designed it myself, erected it myself, wired it myself. I dont think I would function well in his environment.

There has to be some regulations and standards . Otherwise some Bubba will slap something together that either blows away in the wind, collapses under snow load, burns down or is built in a flood plain .

Some people get bothered when their firefighter son or daughter gets killed fighting a fire because the structure collapses way before everyones training says it should because of shoddy construction.

Many, many, many things are fire proof. Our everyday structures are not, but many many code requirements such as two hour rated sheet rock between a house and attached garage, can make it likely that the family can get out. Structures built to BOCA code make it unlikely that firefighters who go inside to fight the fire will have the building fall down on them.
