Pyle auction Wed. noon. I've never auction land before so prolly fall on my face but Joe R. Pyle in Weston WV will be selling my 60 ac. of woodland. Tried for years to sell it myself but all I got were lookers. Have a reserve on it; Joe didn't like selling it reserved but I went against his advice. No buildings on it; year-round creek & 2 county roads run thru it. Will be sold on the steps of the County Courthouse since its well back any from everything & no cell phone service. joe r pyle auctioneers dot com w/o the spaces if you want to follow it.
 
You'll probably still own it tomorrow nite. Little chunks of "hunting paradises" around central Ia. sell pretty readily to those hunting their own hunting refudge. If you have not sold it or had serious offers your per acre price must be too high or the right person has not seen it yet. Hope you get it sold, if that's what you want. So if it does not sell whats the commission for the auctioneer??? gobble
 
We had mom sell 320 acres at auction several years ago. Will never do it again. Will list anything else with real estate agent.

ya, I thought about that but its really very common on acreage sales in West Virginia.
 
That's a 1.5 million$ to 3 million$ piece of land where I'm located but land in his area is pretty cheap.I've been looking at land/farms in VA and WV pretty hard thinking about selling my farm and moving.Lot 2 miles from me 2.1 acres and probably the worst lot that could be carved out around here just sold for $99,000 stayed on the market for about a week.Huge differences in land prices not that far apart.

When I had my dump truck I hauled material for a couple of weeks so that a developer could have a lot on a steep hillside where there was only air to start with. I am sure that he got very good money for it as there is a great view there.

I live in southern WV. Land does not usually sell well at auction down in my part of the state. It rarely brings anywhere near what the owner wants for it, real estate brokers have pretty good luck moving acreage. Folks from up north that are looking for cheap land and cheap taxes gobble it up, but they find out pretty soon that things are changing on cheap taxes.Ours has gone up every year for the last 5 years,plus a fire levy, an ambulance levy and 2, working on 3 school bond levies. Good luck with your sale.
 
Doesn't a 10 percent buyers premium seem a little high considering it is a single high dollar item being auctioned?

I agree with that. They probably try to get that for everything but reduce it if pushed.
 
just got off the phone with the auctioneer. $60,000. Brought $1000/acre, the minimum reserve we had on it. 8 registered bidders, local oilman bought it but NO mineral rights, only surface. Auctioneer called early today & we chickened out & told'm to sell if it. reached $45,000.
Thankfully, it brought the old minimum. They offered to call me & let me listen to the auction but nope! Too excited to stand that.Thanks for y'all's support.

Pretty incredible from my POV. I doubt there is any land within 100 miles of me that could be bought for that price.

Ever since our area around my place got re-zoned for residential and "annexed" into the growth boundary prices have gone through the roof and houses are going in like crazy. Within a half mile of me there are ~700 new homes and lots being built. There's 50 on the 12 acres right next door...
