2 1066 IH's open station one brought $12000ish and the other was $14000ish. know the new owner of one of them,

1 1566 IH open station with over $8000 in engine overhaul reciepts and 10hours on overhaul brought about $7500ish. older restoration, needs new rear tires, no weights. and know this new owner as well could have the opportunity to drive/use it next year.

i "heard" the farm went for around $24000/acre (80ish acres) with house, nice buildings/silos, shop ect ect

What was the circumstances for the ground to fetch 24,000 dollars per acre? BTO's fighting for premium ground or developers looking to build?

around here too much demand. i heard some amish business men bought it. not sure of the plans. it is probably average farm ground but prime on a state route and frontage on at least 2 sides. farmstead (buildings) are set up and nice enough for a BTO to come in and turn key almost.

if not the amish then the RV companies are buying up ground to expand on. good time to sell and move somewhere with a lower real estate cost but that's easier said than done of course.

Could be. The selling price would be just over 1.9 million dollars. Even at 10,000 per acre for open ground that leaves 1.1 million to value buildings and structures at. Might have been a large grain and/ or livestock operation with most of the ground rented. Certainly not unheard of especially at the western end of our state. I've seen ads for places around Buffalo and Jamestown where a farm that could handle 300 plus cows based on less than 300 acres with the option of picking up the leased or rented ground the previous operator ran.

Usually, farms that have over-capacity in terms of facilities relative to owned acreages have trouble getting sufficient value on structures versus farms where facilities are more in line with acres owned. Might have had processing facilities not found on most farms whether it be milk, meat, vegetables, etc..

correct. cost per acre but included the farmstead.

went to aamish so who knows what they'll do with it. i'm guessing it will be a non-farming business or at least part of it.

was once a large dairy long ago but later years mostly grain. Not sure of the history. if there was more ground that didn't sell, or they always rented extra ground or it was already split up before the seller bought it or ....

seller did farm but did have some other business interests over the years.
