O.T.-lack of Bathtub value when selling home

Looking at remodeling bathroom, and would like just to put in walkin shower. Without
a bathtub, does that make it harder to sell home?
 
I think having only walk in shower for master is becoming more desirable, but need to have a main bathroom with tub in case owners have children.
 
Seems there is some stipulation that a house has to have at least one bath tub...

Possibly to qualify for FHA loan? Probably varies by state, a call to a realtor could answer the question.
 
I am a carpenter for the 'ModSquad' at Kohll's Pharmacy in Omaha. I have no idea how it affects resale, but we put showers in place of tubs all the time. I guess it comes down to how much you want to stay in your home verses having to move. As I said, I have NO idea how that affects resale.
 
there are fiberglass shower bases available that fit in the same alcove as a tub, and even have the drain in the same area.
If you use one of those, it can be easily and cheaply returned to a bathtub if needed.
 
We are hired to install a shower in place of a tub usually because they either find themselves in a wheelchair, or can no longer get over the side of the tub.
 
Finishing up a new home for a customer. They have a walkin shower in it along with a whirlpool tub all in the master bath. Main is a tub-shower combo. If you have a tub in another bath I don't think it will hurt the resale of the place.
 
We recently remodeled our master bath. We took out a whirlpool tub we never used and replaced it with a large walk-in shower. We put a built-in cabinet where the original shower was.

If anyone insists on a tub bath, our other bathroom has a tub/shower combo.

I'm guessing the impact on resale value of the house will be neutral.
 
We removed the tub and put in a big shower last year; much nicer than that slippery narrow tub. Some people say a tub is necessary for small children but in my experience that's not true. Babies will be fine in a plastic tub, once they're big enough to bathe on their own they can shower.
 
I would ask a local realtor that question. If you intend to stay in the house over five years, do what suits your needs, the next buyer will change what they want to change anyway.
 
Do you really want to list your home as "1 3/4-bath, 0 full bath"?

Whether it will significantly hurt the price depends a lot on the particular property; obviously a small one-bedroom house wouldn't necessarily need a bathtub. But for most homes, lack of a tub will eliminate half the potential buyers. That's gonna cost you.
 

If you want to boost the appraised value of your home . Install double sinks in the washroom, a bidet and a urnal. A 7 peice washroom costs hundreds extra but adds thousands in value.
 
My grandparents home was old enough and didnt have either one. That hurt the value some when it sold.
 
I've been in a 1200sqft ranch with one bath for 32 years. 12 years ago we remodeled the bathroom and removed the tub and installed a large walk in shower. Best idea my wife ever had. My 3 year old grandson prefers a shower over a bath even though they have a tub at home. As far as resale, I plan on dying here, so I really could care less. Even if we do sell, the convenience of not having to climb over the side of a tub to take a shower at 63, is worth what ever we lose.
 
Unless you remodel the whole house up to the standards of today whatever that is in your area it won't matter because it will be dated and have to be redone anyway when they buy it. Wrong granite counters and the kitchen has to go same with floor finish you cannot out guess the market as it changes on a whim. Fix your home to suit you for now, if it needs to be sold later see what needs to be done then and decide if its worth the money. A home is no more than another tool that can be modified as needed to do its job the best for you at the time.
