Hay ground rent price

I have the opportunity to rent 9 acres of established hay ground a few miles from our farm. we are located in Southern wi. My question is what is the going rate for rent for hay ground. Hay field is about 3 years old. I'm a small beef farmer and this is my first experience in renting any ground. Just looking for some input.

In central michigan, any type of ground is going for about $150/acre on average. I know of some as high as $250 and some as low as $100. Just depends what it's worth to you.
 
I pay $6-$16 per ton of hay I harvest off others land depending on quality. I must be in line for our area of MN as I turn people away avery year wanting me to rent their hay ground from them.
 
I get all the hay ground I want for free because the owners need a farmer to cut and bale the hay
off their land to get a farm real estate tax rate.
I even turned down some this past Summer that the guy offered to pay me to cut and bale and I keep the hay but I already had about 2X the hay I needed already.Mild Winter and lots of hay is making hay prices go below what it costs to make it.Farming in Semi-Suburbia has its rewards(LOL)
 
I wouldn't pay too much for it, best to pay by the ton or bale harvested. Or by share, 1/3 to them and 2/3 for you.
 
I,am just south of you and average yielding hay ground has been in the 100 to 150 dollar range down here.wish it was cheaper but with hay prices up the landowners want some profit too.
 
All kinds of it around here pushing a good crop of goldenrod. All you want for free.
Where you're at... you pay what you got to pay I guess... but around here you'd not be making any money on hay if you paid 150 per acre for the land unless that's already fertilized.

Ground is ground, the rent on the ground should be the same regardless of whether it is used for corn or hay. If you are planning to rent ground with hay already established it would be better to do a share crop arrangement. Otherwise you pay the base price for the land PLUS somthing additional for the established hay.
