some pictures of a sale today in Orefield PA,about 8 mi from our place, A 23 acre farm with old farm house,summer house,old barn and shed went for 305.000 There were lawnmowers and such,but no tractors

Forgive my ignorance but what is a summer house, is it the small white house with the wheel chair ramp. Also was that price high, low middle for the area? Thanks
 
they called it a summer kitchen,I think they used to do cooking in them in the summer to keep the bigger house cooler,there were many in the pa dutch area of pa, I dont know prices in the area now,with the bad economy,but 8 or 9 years ago I think it might have brought more
 
Thanks for the info and the good pictures, I always enjoy seeing them. I have live in SE NC all my life so seeing something diffent is interesting.
 
I know nothing about that area but that sounds like a high price to me especially with old buildings. That comes to $13,260 an acre including the buildings. How much would the buildings sell for without extra acreage?
 
you are very welcome,getting to know people from all different places is one of the many reasons that makes this site so great,It is about tractors,but it branches out into many other interests,which in turn we get to meet many new friends

Price varies depending on what can be done with the land. Zoning ordinances in the township determine what can or cannot be done. I saw that this property is in clean and green, so if someone wants to develop it, they have to pay the back taxes up to 7 years. For strictly farmland, i'd say the price was high considering the condition of the house and buildings, but if 1 acre building lots can be sold off at 50,000 to 60,000 per lot, well do the math. One has to do their homework before purchasing farms or land at auction. Some farms in Pa, the owners sold all development rights, depending on county, was 2500 to 7500 per acre. That land can only be used for farmland no matter how it was zoned. We currently have a 55 acre tract of farmland along the interstate that is zoned industrial. I am listing with a realtor this week at 75,000 per acre. Might take 10 years to sell it, maybe more, but industrial ground is getting harder and harder to find.
