Wind Turbin land

A wind turbin co. wants to explore good produceing crop farm for wind turbine suitabilty. Do these turbins increase-decrease land values at time of sale? I have not heard of any changeing hands with these turbins on the land. anyone have this experience?
 
Suspect it would be much like other natural resources, gas wells, oil wells, etc. Depending if there was sufficient payback for owner, it could be a plus for resale of property. On the other hand, it might be considered an eyesore, and devalue the property. All in the eye of the beholder.
 
I've been getting $1000 a year for the last 4 years for just the easement rights if they want to put one up. If they do, it would pay over $5000 a year depending on the size of the turbine.
 
Unless you and your neighbors hire a contract lawyer as a group. Each and every land owner will get the short end of the deal from the corporation . We had some dopes around here sign the 1st offer they seen. You do not want to live less than 1/2 mile down wind of the thumping, humming, whirring units. Flicker from blade shadows on the ground will drive you insane. The flashing lights at night are annoying. They look and sound alright in the distance during the daytime. The closest to myself is the length of the farm at 1100yards plus another 200 yards on the other side of the fence. Certainly could not stand them closer. Remember the noise increases 4x every time you half the distance away. On the contract always go with a flat rate indexed to inflation for the land . A share of both the electricity and CO2 credits over the next 25 years with a renewal clause.
 
I'm reading some good advice from the respondents and having been there would be to your advantage to consider the info.

No carbon credits in the states, USA never signed onto the Kioto treaty. The turbines aren't necessarily the same power co you have at the road.... so that is a open question here too. But people I know that let them in are doing well compare to before the contract. They went up in some very poor areas...
 
Didn't say they were a bad thing IF and IF. Located 1/2 mile or more away and down wind. The contract is negotiated by a sharp lawyer on behalf of all local land owners.
 
Better read the article in the last issue of Progresive Farmer.The rules aren't pretty on what you can and can't do on your farm.
