OT OT---40 FT. SHIPPING CONTAINERS

What do you folks know about these???? I have 10 properties that average about 5 acres where renters own their own mobile home or RV that rent all year. I have garages and pole buildings on these sites, but was thinking of installing a few of those 40 foot shipping containers for storage also. Renters can acquire quite a lot of stuff over the years. Thanks for any info........
 

Indiana is the land of property taxes with the exception: no taxes on shipping containers.

BTW, I don't own any shipping containers.

I did see on craigslist two shipping containers with a roof between them.
 
I bought two of them this past fall to store building material over winter in on a jobsite. Here is one, waiting on the second to arrive. Here in Iowa I get them delivered for $3k each. I think they are great, and plan to add two to my acreage this spring. Those will be spaced 16' apart so I can span the area between with 32' trusses for even more storage. The biggest advantage over a stick built shed is they are instantly usable the day they arrive. One of the disadvantages is they are sealed and need ventilation. The floor will be about 6" above grade and the doors need that space to close, so you'll need ramps for wheeled equipment. Tons of advice on YouTube.

Check before you do the roof span, it’s a great thing, but many county codes that makes that a permanent structure and taxable

I paid 2300 for a 40 foot high cube 9 years ago. I love it. First thing I would do is see if the township will let you have one. Some places they don't. In my renter experience, I would not do what your asking about. It will end up a catch all full of junk you will have to dispose of some day when they move on.
 
Yep, I already know once I put the roof on its taxable. County assessor says $103 per year, seems reasonable to me but don't know how that compares to other locations.
 
I like them.

There are several grades, one use are the premium, just like new, on down from there depending on the condition.

Get a good one and it will be rodent proof.

They are built tough, a thief has to be determined if it is properly secured.

One problem down here where we have real summers, they get HOT! Don't really want to cut holes in the roof, end or side vents are better.

Beware, your renters might fill it with garbage instead of paying the garbage man.

Do shop around. Ask if you can come and see them and pick one out. If yes record the serial number so they do not pull a fast one on you.
Many of the ones you see for sale on CL are just people working from home trying to sell what they do not have.
They sell you one sight unseen, then hire a truck to go get one from the wholesaler at the dock.

We have a dealer here in town and they have new ones to near scrap value ones, about 100 onsite to chose.
 
Boy they are getting good money there in Iowa, 40ft HC delivered around Nashville anywhere from 1750 to 2 thousand and if I go pick them up usually $1500.00 sit on my lowboy. We use on all the farms and some of the dealerships, good cheap storage.
 
Man glad to see you back, and yes if you ever come down to see me you will see two sets of 40 footers that I use 24 ft bar joist to span in between makes for a lot of storage cheap. Once they hit the ground here they are on the property tax roles but not real costly , based on what one pays for the container.
 

Well first decide which color of faded orange, faded blue, all with rust showing and then decide whose name in big letters is on the side, Hapag-lloyd, cosco, maersk, Wang Hai, Evergreen, and a dozen other oriental names. Cheaper ones look like heck and would need paint. They quit using them for a reason.

That said, I looked at them last fall for some temporary storage. 2400 to 4000 depending on size and age plus 3 bux a loaded mile for shipping. Some of the older cheaper ones were real rust buckets. The 42 plus footers with the extensions on the end had weak attachment points that were all rusted. Some had decent wood floors, wood floors on rusted joists, rusted steel bottoms, some of which looked like they were loaded with junk iron like dent city. Some doors opened easy and some didn't. Some didn't have vents and some did.

Now the new ones like Geo- posted pictures of are nice. Various sizes and door locations but spending up to 4 grand for those. After looking at those for temporary storage, I decided I could build something out of wood for the same money and look a lot nicer.

Point is to look at the actual ones you are buying. And also check any zoning restrictions they might have on those. I've seen some trailer parks where the worst looking shipping container would look better and be more livable than the trailers. Other trailer parks would go from nice to shabby real quick with a collection of orange and blue shipping containers.

But those new tan containers would be nice. Buyer beware and you get what you pay for. After going through a yard full of them, no way I'd order by picture or sight unseen. Even metal needs paint but if you own an airless sprayer that would help.
 
Well where I live.. they are fine.. Dont have to pay taxes since mobile.. big plus..
Ive thought of two of them put about 24' apart lined up front to back and trusses on top.. make a nice shop enclosing the middle..around here 40' goes about 2200 for 20' and go up from there..
