pasture lease price

im thinking about a 30 acre lease close to the house for cattle.
had cows on it around 10 to 15 years ago. fences will need a lot of work.
pasture not to bad of shape. hay comes off of it for the last several years.

what are pasture leases going for?
 
Kinda start with needing 45 cents a day to feed a critter, and go from there as to how good or bad the fences, water, etc is?

Typically a lease based on 'per head per day' is a better deal protects the land owner from you over grazing, and droughts or wet years can kinda be sorted out a little more fair.

Many places a pasture is in pasture because it's dry dpsabdy rocky and doesn't produce much. Cattle can get hungry of its dry....

In my area the opposite, a pasture is the stuff too wet to farm, cattle have to learn to swim to eat.....

Hard to compare an acre of pasture to an acre of pasture and set the same price.....

Some new leases out are based on lbs gained if you are hauling with a trailer and have access to a scale it's easy to do. It works out good if you do an excellent job on pasture. The big question is fences are you willing to put in the investment nothing worse than cattle getting out. One other thing is rotational grazing you can run higher stock numbers by pasture improvement.
 
Price to pay per acre depends on many factors, the main one being fertility and, by extension, the amount of forage the land will grow. If the place has been continuously hayed for several years then chances are the fertility is low, especially if the haying was done by a non owner, most people won't adequately fertilize and lime their own pasture land, much less rented ground. One good thing about land that has been hayed is it is usually pretty much weed free. If you have to provide the fertilize then around $20.00 per acre per year is all you can pay and come out, if the landowner properly fertilizes for yield it could be worth up to $120.00 per acre per year, those figures are given when estimating that the 30 acres ought to support 12 cow/calf pairs year round in most parts of Tn.
