Land prices!

Saturday, here in central kansas near hoisington a 80 acre pasture sold at auction for $1750.00 per acre less mineral rights. What is this crazy business coming to and why would someone (my neighbor) even pay $140,000 for 80 acres of grass.
 
A person who I deal with through work lives near Ames, IA and told me about a 300+ acre piece of ground in that area that sold recently for $16,500/acre. Last year the same person told me about a 70 acre tract that sold for $20,000/acre in northern Iowa. In both cases the ground was bought by farmers for the purpose of farming. How many years will that take to pay for itself? Like you said, there is a lot of craziness going on with land prices these days.

LOL you are joking right?!?! That is as cheap as you will ever see land sell for again.
 
My understanding is financing fell thrugh for that $20,000 deal a year ago?

Last year ~35 acres sold for $6500 an acre here.

Last December, 522 acres in 5 pieces, some land bordered last years, sold for $9000 to 12000 an acre.

I can see the $6500 working out if you have cash and one more good year.

But, wow, $12000, this land is hilly, when it's wet the bottoms drown out, when it's hot and dry the tps burn up, most years you get some of both can run a straight 200 bu yield across a whole field here.

I bought some land that penceled out to $3500 an acre for the good plantable stuff, got some 8-10 acres grassland to bale for 'free' with it, and that was a crazy price, but guess I can start sleeping good on it now.....

Shoot now days that is not all that high. Shoot in my area I have seen land sell for over $500 per foot of lake front shore line and that is just an empty lot.
Shoot I know a guy that just this past fall got 45 acres of land and payed $68000 for it so that is right at $1500 per and it is not even farm land just hill side and trees
 
2000 to 6000 per acre is the norm around here and thats not farm land either usually pine plantation or useless wet bottoms. If its got home sites to build on then hold on to your socks.
Its crazy.
 
This isn't tillable ground in most cases boys, this is steep hillside ground that is 80% rock. Good only for grazing. Also, you must remember that we get about 1/2-2/3 the rain fall you get and our good ground is about 1/2 as deep as yours. Whole different ball game.
 
averaging 3-4000 an acre here now. thats not too bad of a price if its usable at all. one reason folks are paying it is that its one of the few investments making money long term.
 
'recreational ground' which is not farmable, in trees, wet, or
near cliff... Probably not good access either. They value that at
$2000 an acre here any more, tell you it can be leased for
hunting or so forth, and seems that is what people will pay for
it at times.

Seems that any good corn/bean ground in the central midwest is $10K or better an acre any more....pretty well cuts out any start up fellas!
 
The highest around my area is 60 acres of crop land recently sold for $7300 an acre at auction. Before that auction the norm was $4000 - $5000. (W.KY.)
 
One quarter of the family farm was purchased after the original settler proved it up in 1890 was purchsed by my great grandfather for $3.50 an acre. Now about #3500.
 
Marty, Price is relative to where you are. Not Knowing the situation in your area. He Deemed that he needed it for some reason, Beside expanding his operation.
+Keep a trailer park from being put in next to him!
+Buying that parcel sent some trailer-trash person in a travel trailer a packing, and the stray dog problem is now gone!
+He farmed that parcel as a kid, or it has sentimental value to him or his family
+ a family member need a home after having hard times.... What ever.
Most Ag land fall into the Recreational use and value. Not valued at what it will produce!

Best crop land here in Southern Ontario trading for $15,000/acre, mostly to dairy guys who need it for manure management. We sold our place last summer for $3700/acre on not so good ground. If we had sold to cash croppers or Mennonites in the past three months, we could have gotten $5000, but we got what we asked. If commodity prices take a dive which they will, there are going to be a lot of people crying tears as big as road apples.
 
Do you realize how cheap tractors are now. A new 150 hp tractor is just 15 acres of land :) In 75 I bought a new 4X4 F100 Ford with the beans off of 40 acres. And you can do it again. In fact a lot better truck. Mine didn't have air or even power steering. 6 cyl and a 4 speed. Vic
