Heres a pic of our place in NY, I dont own it, but Iv been here for 21years. No mowing today, just pushing snow....

Looks like a nice place- hope the owner doesn't get wise to what's going on, and throw you out! LOL

Nice pic, too. The "blue Fords" are some of the few I haven't operated, but I've heard very little bad about them.
 
I own the tractor and equipment, but not the farm, wish I could swing the place, but 86 acre farms around here dont sell cheap.
 
I have a renter thats been on a piece of property for 20 years. He paid for it for me about 5 years ago. I have nothing invested. I offered it to him years ago but he said his credit was bad so couldn't buy it. Strange huh???
 
If its now "free and clear", you might want to consider selling to him on an owner contract (may be called "contract for deed" in your neck of the woods)- You would be the "banker", so his credit doesn't matter. I'm thinking you probably want to do it this year if you're going to, as I believe the favorable tax treatment on capital gains will go away in the future.

But if he's happy renting, the land will probably continue to increase in value (unless everything crashes), so you may want to keep it as an investment or to give to your kids.
 
You are close just backwards kinda. The pic of the tractor is to the south, Heldebergs or Catskills. My back is toward Amsterdam. To the left, or brush hog side would be the Berkshires.And right or front of tractor toward Cobleskill. j
 
No, I started here when I was 14, 21 years later we only have 4 horses left out of 27, the owner closed it down as a boading farm. Well I stayed, got a horse from her keep it there, in exchange for taking care of her horses. So I bought the equipment, and hay the place, no tilling needed.
 
Thanks for the pic....I love to see what other parts of the country look like...86ac. would be considered a nice size garden spot here in MS. ...most farms in this area [delta] are in the 7000 to 15000 range ...takes this much to support an average size family...take care ...Kent
