O/T property taxes

I'm in North Central Illinois on my grandfathers homestead .. Property taxes are up to 3000 dollars for the house and buildings. Is that crazy or what? I have a small house inTn. 350 dollars. My wife and I also have her six acre horse property in Ga. can't remember taxes on that one i think 3, 4 or 5 hundred a year.
Just wondering what taxes are in other states. Probably going to sell Gramps old place to a chicago Guppy. Kind of just pissing me off !!

2007 taxes: $924.14

156.54 acres which grow excellent sand rock and tickle grass.

Plain vanilla house, about 1650 sq. ft.

3 small sheds.

South of Oklahoma City.
 
I think a lot depends on who normally runs the state gov't and what services people in the state expect. The presence of a large metropolitan area in the state doesn't help. We used to live in MN and found the taxes to be unsupportable. Here in southern MO the taxes are very low. Of course very few of the county roads are paved and we only see the grader perhaps twice a year.

The house was build 1900 or so . We just put a new block basement under it last summer. It had a lime stone foundation. Basically falling down house although it is around 3000 sq ft. house because of an addition built on in the early 70s. A corn crib turned into a barn, 1 small grain bin, and an attached garage thats it!!!!!

We voted down a school levy 5 times and it's back to a vote again tuesday here in ohio.My taxes would go up 65.00 per month if it passes.A lot of average houses around here already paying 3000 per year.The supreme court declared property taxes un constitutional,but i guess it doesn't matter.
 
I would be happy with that, here in WI I have 9.5 acres with a ranch house, no out buildings and the taxes are $3,800.
 
Just when did the Supreme court do that? First I ever heard of that. Some of the increase in local taxes is the result of tax cuts on the federal level - revenue sharing with local governments has been reduced. Something to think about when somebody says he is gonna cut taxes and doesn't specify what is gonna get cut as a result. I know Ohio has been hit pretty hard with job losses.
 
Heard it before.." will cut a raft of taxes" but don't ask which ones because the answer [if you get one] will have no resemblance to the question.
 
It really varies to county here, in one county mine on one place 900 a year on 230 acres (mostly tillable) with a few buildings which they say are exclusive agricultural (not assessed). Other farm accross the road, the same way on buildings 60 acres 300. In the next county, 185 acres (20 tillable, the rest pasture) with 4200 sq ft house and some ag buildings runs 2000 a year.
 
I'm a Buckeye too. Isn't it something how school levies keep showing up on the ballot until they pass. At least we get to vote. In Indiana they just do it. Indiana's Gov. Mitch Daniels has been bragging that he lowered property taxes. My dad's (Indiana) farm property tax went up 50% this year.
 
I agree with you. When the federal government cuts taxes it will eventually show up at the state or local level. This is what everyone wanted though taxation at the local level where politicians are closest to the people. Here in Alabama we have some of the lowest property taxes in the nation. This comes at a price of less services and lower quality of education.
 
You guys make Michigan sound reasonable. 2200 sq ft house, 3 otbuildings, 10.5 acres $1800 per year in taxes. And likely to go down next year.
 
I have 2.5 acres with a home built in 1999. 2500sq. feet. $5,100/year. Really sucks bad.
I do have a good school district, but it isnt worth it.
I am in Michigan. Down south there is a lot less money grabbing liberals to steal your money in the local gov. I guess.
 
what does O/T mean? 1500 sq. r.r. in ct. on .80 acre= 5300.00 per year(next year will be higher, never seen em go down)
 
1600 sq ft house, 5.34 acres, tax man says its worth 28,000. Tax bill $385. Not sure what my farm is. Bought it last year after the owners had paid for the year and with what I paid for the ground, they were nice nuff to not ask for the taxes.

I'm in Ohio also and am wondering what if anything Gov. Strickland has yet to do ?
My School district is on the "new school" bandwagon. The new levy is going to cost the owner of a $100,000 home an additional $250-$300 and I want to know where I'm going to get this extra ? I don't get automatic pay increases like the Goverment workers and teachers do. I'm lucky to even have a job as bad as the economy is in Ohio.
 
Here in Ohio they're building new schools all over the place. But in my thinking new buildings do not equal higher quality education. I spent a couple of my earliest years in an old 2 room country school. Good teachers and the right topics make the difference and those don't need to cost much extra. Also, some very bright kids come from home schooling.
 
I'm in Ohio too. We have just over 6 acres, 1300 sq. ft. home, 1,000 sq. ft of garage, another 1000 of barn, taxes are $1351 per 1/2. Our schools always want a new levy, but when it fails, the always seem to come up with the money. I wonder how many times we have to vote a casino down?
 
Wayne County, NY (30 min east of Rochester, NY) is the highest taxed county in the country. The tax rates are just shy of 4%. That means that on a $100,000 property you will pay about $4000 per year in property taxes. On a $25,000 property you will pay $1000 per year.

Incidentally, 9 of the 10 highest taxed counties in the country are located in NYS.
 
Northern Illinois, McHenry county. 5 acres, ranch style house, large detached garage, $7,500. Schools are OK but want to pass a referendum for a new school. Can't wait to see if Chicago gets the Olympics. That will cost us for years, even though we are 60 miles from the city.
 
NW AZ: 1447 square foot house w/attached 20x28 garage worth $200k on 0.15 acre... taxes are about $2000 per year.
 
Western Delaware County PA (SouthEast PA near Media/Phila.)
4.5 acres, 2500 sf house, detached workshop (24X30), 3 miles from the local mall....$4800 (Everything...state, local, the whole shootin' match)
 
O/T means "off topic"- not related to tractors. There's a lot of just general "coffee shop" discussion on this board, but some were upset because they wanted tractor stuff only. We came up with O/T as a compromise- If you just want to read about tractor stuff, don't read the O/T stuff, and if you do, don't whine about it.

5 acres 30x40 barn, 1900 sf house $3,000.
Our school board is putting another tax levy on also for a new high school.
We have a College in the school district and they have the students vote for the levy. That way it will get passed, and they don"t even pay taxes.
 
Maybe its just me, but listing the dollar amounts of taxes without the property values is meaningless.

I know a family with a house in northern NJ (~3000sqft house on 1/4 acre) whose taxes are ~$15,000 per year (about 2%). This is due to the high land value of the area. Comparing this to a similar property away from a major city, perhaps in the middle of a corn field where property values are lower, isn't really a fair comparison.

My fault, i was thinking along the lines of farms and such. You go 30 miles east of me toward chicago and land is sold by the Sq. ft. I just wanted a generalization across the country.

I used to hear old jokes like if you fixed up your house and the authorities found out , your taxes were raised. Here in MO they really do it that way. You build a bedroom or finish the basement , your valuation is increased and your tax bill increases accordingly. It's unfortunate you are penalized for improvements. Our sewer district just assessed a new charge. If you have any pavement or covered surface including roofs you must pay because the water ends up in their storm sewer. Even people without sewer service must pay if they are in the sewer districts drainage. Pretty crazy I think.
 
Gotcha. I was actually in Elgin, IL a couple of weeks ago. The development going on there is impressive. I'm surprised any farms are still able to make ends meet. The small upside to all that, is that if you do decide to sell, you will get a lot more money for the property than anyone paid for it. Good luck, I don't envy your position.
 
Socal high desert 2000 sq double wide with slab addition. 20x40 pole barn, 35x60 shop and my own well and dirt road 1/2 to blacktop. 1600 a year.

I don't think taxes will go down here in MI. The Headlee amendment passed yrs ago capped any tax increases (inflation rate, I think). That meant that as our property values increased due to market forces, the "taxable value" lagged behind. That is why the tax bills show 2 values (SEV & taxable). For people who've been on their property for a long time, the difference can be substantial. One side effect is that when a property is sold, the taxable value "pops up" to equalize to the market value. This is a real shock to people who buy property expecting to pay the property taxes that are currently being paid (and shown on the realtor listing) then a year later get a new assessment. In some cases, folks' taxes doubled overnite. This also means that 2 households with basically the same house in the same neighborhood (even right next door) can be paying drastically different taxes, depending upon when they bought the property.

This also means that your "fair market value" assessment can drop, as is happening right now due to the market, but the taxable value can increase because taxing authorities are catching up (or closing the gap between the 2 values). It's making a lot of people angry, but you can't have your cake and eat it too. All those people never squawked when their property values increased but their taxes stayed low.

Cities, townships, counties here in Michigan are seeing more red ink than ever in their budgets. One of the problems is retirees and their health insurance. Like the auto companies, municipal employees were promised FREE health care and generous retirement benefits. This is eating up a lot of our tax dollars. No easy answer either.
