Pole barn prices?

A friend is getting estimates for a pole barn. He came over, looked at mine. He called the guy that built mine. Said I want one like George's.
The guy checked his records, got estimate.
50% increase in price. The guy said lumber prices are coming down.
Friend said he's going to get more estimates. Probably wait for lower prices.

How are pole barn prices in your hood?
 
Retail prices are just coming down. 1/2 OSB went from $50/sheet to $12/sheet in two weeks at Home Depot. Other things are still catching up and everyone is waiting to see how it continues. Id hold off on quotes until prices stabilize a bit. Contractors are going to be hesitant to quote low material prices with the volatility the last year and a half.
 
Friend that purchases a lot of materials was told that by October, lumber would be way down.

Contractors can go out of business with volatile lumber prices.
My last 26x26 room additions about 12 years ago, I told my contractor, I want a cost
plus contract.
I pay for all materials, you charge me for labor.
I know the contractor. HE's my go to guy for roofs.
I had his dad and him in class. Great people.
That said, labor charge for framing a 26x26, including putting on shingles, $2600.
That's a bargain in my opinion. They were fast and efficient. I made sure if their
tools didn't work, I let them use mine. Even had to plug in a portable compressor.
Their 2 honda powered compressors wasn't enough to keep up with nailers.
 
I heard that the price of steel is still high, it probably won't come down as fast as lumber did. An 8 foot 2x4 is down to $3.50, I heard they were as high as $12.
 
Sure, material prices are going down, but contractors will be swamped with orders once folks think prices have dropped as much as they will. If your buddy actually wants to get his building put up in the next year, he'd better place his order now.

Friend is checking with an Amish builder that bends his own metal. Good chance this guy will not be in big rush.
 
Sure wish my crystal ball worked like that. Lots of folks screaming about Lumber down 30 percent or 50 percent. That info comes from stock market futures. We have to deal with actual invoices from the mills. Not the same to report here yet.
 
Had just short of 2200 feet sawed this week for a new roof and possibly enough to build a garden shed. The price was very reasonable. Figured out to about $250 per thousand. Pine and hemlock. Not sure how taxes paid on the woodlots compares to the cost of lumber at the lumber yard over a lifetime.
 
A very good friend is a general contractor. He told me a month ago pole barn prices are double of last year.

Have you actually seen retail prices this week?
 
That's a good price, probably close to 2019 prices.
Only 2x6x8 used in my pole barn are treated. Wonder price for ground treated is ?
It's possible my treated was 2x6x10 or x16
Good to know, lumber is coming back to earth.
 
Ive had a few projects this year and have been getting lumber from the Amish. In past years they charged 45 cents per BF on softwood, but this year it went up to 60 cents per BF. They were pretty far behind on orders a few months back, but are caught up now.
The Amish mill I bought from the other day was still pretty busy. I was picking up some lumber and there were 3 trucks behind me waiting to get in.

I pulled a bunch of larch logs off my property about ten years ago to build my house. The mobile sawyer that came out then charged 21 cents a BF. I wonder what those guys charge nowadays. Id like to cut come ash to use for flooring. Ive been telling my wife we need to get a portable sawmill, but she disagrees. Haha.

Id also really like to build a pole barn.
 
Check the archives. The great thing about this site is that the predictions and gloom and doom of some posters are captured in the archives.
Thus, with a simple search, you can see if the people had vision or just bias. Lumber prices of a few months ago is a great example. Check it out.
 
Ya know, your builder knows lumber prices are falling, and has probably already figured that in. I'll bet if your buddy asks him for a new quote in a couple of months, it will be just as much if not more.
