anyone live in the tri city area of Tennessee ?? was thinking of a move to that area and was looking for opinions on what it was like. I would also be bringing my tractor......

Having made this move in 2017, though we purchased property in 2012, I can give you some insight. We are located in Loudon County, we are 35 minutes from Knoxville, 60 Minutes from Chattanooga, and Nashville Airport is 2.5 hours away. I have lived in CA during the 80's (years not my age), I have also lived on the west side of TN. First the climate, Eastern TN has 4 seasons, Winter is end of December through mid to late February. Snow? The ground got white twice, 1/2 inch of snow and was gone the next day. The ground did freeze this year for about 2 weeks. Neighbors said this was the coldest winter in 15 years, said we brought it with us from New England.

Spring starts soon though we can still get a frost until April. First frost can be in November but in 2017 it was December. By the middle of May we are in Summer. 75-85 days are the norm, although more humid than CA, not the sweltering sauna of the Mississippi rive side of the state. The Summers are long, air conditioning is mandatory, just like CA. Fortunately almost everyone here has a heat pump, (just a central A/C than can run in reverse to extract heat instead of cool). Electric rates are reasonable as TN has quite the Hydroelectric system.

Fall is later than I was used to, but very similar to the fall in New England. Very colorful foliage.

The Plateau is a whole nother ball game as far as climate, much harsher winters for sure and a shorter growing season. That is one of the reasons we went below Interstate 40.

The terrain in Eastern TN consists of anywhere from rolling hills to Mountains. All the flat areas are man made. My 21 acre property has 3 flat areas, under the house, under the pole barn, and under the new building I am building. You are either walking uphill or downhill. We are in our early 50's and handle the hills just fine. In fact, I lost 32 lbs since we got here in June last year. Farm work does that to you ;D.

I agree with backtothewoods, the greenbelt is great. I wont say how much my taxes are, but a Sunday paper route would probably pay them.

Things we did are similar to what backtothewoods suggested, make a list of all the things you want, and all the things you don't want. Research to the best of your ability, then take a trip. You will find the I-75 corridor is in the valley of 2 ranges of the great smokey mountains and connects Knoxville to Chattanooga. If you go east of Knoxville you will find more Sprawl. While Gatlinburg/ Sevierville (sounds like severeville, really) are nice, the tourism is a turnoff for us.

Internet - If it is needed for business, you either have to be in a "city limit", or need to have good cell service. We have an AT&T unlimited plan (visible towers from our location) as that is the only way besides expensive and slow satellite as there is no DSL or cable here. We don't even have TV. We have a TV, just don't use it. I have an arial to put up when I get a round to it, just not high on my list. SO take that into consideration.

When to visit? I wont lie, as long as you are aware of the weather conditions, winters being mild/ sumers being hot. The window you have chosen to visit, you are not going to see either of the extremes. The later you come the prettier it will be as most things will be growing and blooming. If earlier you will be able to see any land you are considering as there are no leaves on anything right now ( my goats keep reminding me >:()

Oh, flights. Flying into Nashville is way cheaper than flying into Knoxville or Chattanooga. Also you can get nonstop to BNA, if that matters. We are flying in Elderly relatives and Nonstop is important to us. The 2.5 hour ride to BNA is worth it to us.

Also, I know this sounds cliche, but don't bring CA politics with you. You are probably leaving CA for the same reasons that we left New England. Government overreach, taxes, lack of freedom. I have no intention of voting here as I had no intention of voting where I came from. I wasn't going to change anything there or here. I only get so many trips around the sun, and am not going to waste it trying to find out if the next liar might tell the truth.
 

Are you in New Haven CT? We used to drive through there every trip we made to TN. Worst traffic ever there. No matter what time of day or night. The new I95 bridge didn't help either, or if it did, the traffic must have been even worse. :D
 
I've spent a pretty good bit of time in Tennessee,but what's the tri city area? Would that be Byrdstown,Static and Pall Mall? lol
 
Many years ago I lived in Athens TN. Went to JR high there and got my first drivers license at the age of 14 in TN. Still remember one of the kids in that school calling me a dam Yankee and I asked him where he was born. He told me right here in Athens so I told him if any one was a Yankee it was him since I was born in Alabama which is south of TN
 

Athens is right south of us Old. Seems we have been accepted by the locals around here. At least to our faces :D . Heck the neighbors invited this "yankee" to opening season on doves last year. I guess they watched us fixing this place up for 5 years and figured we can't be all bad. Help them out from time to time as they do us. The nearest neighbor even bush hogged the place for us once while we were in yankee territory.

I love the south. Having the right answer to what I thought about the civil war helped. "You mean the war of Northern Agression?" :lol:
 
When I lived in Athens that was back in the late 60s early 70s so things where a bit different they they are now days. My dad taught at the college in Athens at the time. I got my first real paying job there also and paid both income tax and S.S at the age of 12. I worked at the Athens news paper company. Athens is also one of those dry country's where you had to go to another one to buy booze of any type. My dad got pulled over and was about to get a ticket for having a bottle of wine till he told the cop it was for the church he had started. I also totaled a 1965 Chevy Bel-air with a Honda 90 motorcycle in Athens. Guy made a left turn in front of me and I had less then 30 feet to stop going 30MPH
 

Yup, definitely a different place now. Was that TN Wesleyan University? Daughter goes there now in her second year. If you haven't been there in a long time, I doubt you would recognize it. Seem to be quite the big city now. Not my cup of tea. I always hated cities, but glad we have them. Otherwise all those people might live near me :D
 
Yep dad taught at TN Wesleyan U. He taught sociology and Phycology. I have not been back there since 1972 I think it was when we moved to Mississippi. When we moved it was a short time after I totaled that car and I still had a cast on my right arm. Pretty much all my life I lived in town but when I got out of the navy I move here and having a mile long driveway is sometimes good. My dad went for TN to teach college to Mississippi to do the same thing at Delta State U
