central SD $120 - $75 some more some less, depends east or west river, east or west of 281, east or west 81, pasture or grass, family and friend or not.
yields depends on time of rain not rent check. only thing for sure is the unknown.

We're renting a field this spring $50/ac and were spreading 2 16' dump loads of manure /ac before we plant.
 
When my buddy's uncle passed, he left his farm to the local community college. They have rented out the 240 acres, about 210 irrigated, all in one parcel. The auction was last week, three year lease went for $440 per acre per year. Previous three-year lease had been to local vegetable farmer for over $700/A/yr, but corn/beans likely only crops going forward.
 
Just an educated guess, but in my part of Northwest Iowa $150 might hit it. That would be considered very poor ground here.

$440 per acre? I can remember when a guy could BUY it for $200 per acre. Yes, that was a few years ago.
 

If he's up in the Saginaw valley, the ground up there is great. The best in the state. I've heard.
 
When the last auction yielded over $700 per acre per year, many guys misheard the number and thought the land [u:6b1e32aa97]sold [/u:6b1e32aa97]for that, which would have been a great bargain. At $440 per acre per year it did not pencil out profitable for my buddy without assuming record prices and yields. The guy who got it shares a mile of property line.
 
This is about as far from the Thumb as you can get in the Lower, think where your right palm meets that bone in the wrist. Great sandy, hilly fertile ground with some gravel on occasion, pivots on electric wells.
 
$250 and up per acre here in SW Ontario, but our yield average is about 15 per cent higher than those.

In South West Wisconsin it's coming down 200
bu ground about 300 some a little higher .
Amish are getting gov't loans and buying
anything they can get there hands on .
 
Those yields are pretty low for eastern Iowa, but you cannot touch it for less than $250 here, was going for $350 to $400 a few years ago.
