Wow. The rain gauge has overflowed so I've had 8+ inches in May over in the valley. That includes 4+ that fell in the last 10 days AFTER getting the oats out. I swear there is standing water on the hill sides. The hard road has been under water a few times this year. Zollman's Mill had water out 4' over the road. Not like this is worse than anyone else gets at times, but its unusual around here.

How far are you from lady smith VA? Got a good buddy a mine down there. Hope he has not washed away!

Up here in CT it has been stuck in the pattern of rain a day or two and dry a day or two. Fields have been way too wet to get any work done and just when they start to dry out more rain comes. We are just getting our first planting of corn and pumpkins in this week!!

Ladysmith is a good ways east. Roughly 150 miles. That area tends to get a whole lot more rain than the valley. Seems the storms break up coming over the blue ridge but reform and rain like there will be no end to it once closer to I-95.

Wife and I can't wait to get outta this state.... Wayyy too expensive here. We are looking at farms for sale in VA, WV, and TN

We already have a buyer lined up for this place, just need to find the right new farm for us. Taxes are outta control here!

Junkie what part of Tennessee, low land taxes NO state income tax, But you have to stay away from Nashville . Local taxes in those counties are higher

we have looked all over all different parts of TN, my in laws have a time share in Gatlingburg so we went there a few times and traveled all over from there.

We also looked at farms in Virgina too, have a good friend with lots of spare bed rooms in lady smith so we stayed there a while and went all over from there.

Almost signed the line on a farm in west Virgina back in February but I was hours late getting back to the realtor, it was only listed on the market for 3 days. Perfect house and land 83 acres, unbleavable price!

My regular job is with the Feds, so I can transfer anywhere I want. So location is not a big deal.

Roughly anywhere North of the James River in Virginia real estate is going to be higher than South of the James and anywhere within daily driving distance of DC/Northern VA is going to be real high.
