Pasture cost per acre

Want an idea of pasture cost in your states/provines to purchase/acre.
Im in se saskatchewan. Im looking at a quarter with 135 usable aces for
$680/acre. Been overgrazed most of its life. Good amount of buckbrush on the quarter which needs control.
Soil zone class "g". Low to no salinity. Todd
 
If you can buy land for 680 dollars per acre , what is stopping you ? Even land covered with bush so thick you can't walk through it here in Ontario will bring that , even with very little topsoil. Sounds like you can improve this Quarter section. Is there water available ?
 
That's gotta be a purchase price. Rent for pasture would be one tenth of that for land needing improvement.

Part of the 225 acres I'm buying is pasture I've used for years as hay field. I'm paying $3500 an acre for it. Granted, it has about six producing oil wells on it, but it is still way overpriced. It's the price you pay for wanting the rest of the section and not wanting neighbors.
 
Hi, bare land around here is very dear.A lot of land has been changed from fruit trees to vineyards. A guide would be $100,000/ac any buidings extra Ed Will Oliver BC
 
Don't try and compare it with other states and provinces. It'll seem cheap to a lot of people but they arn't farming here. What matters is if you can make it pay and what you think interest rates will do. Are you going to graze it or hay it or break up up for grain? Like Bruce says is there water? Is it close by you? I'd guess you can probably rent land like that for $25 to $50 an acre.....maybe less?
 
I would rent by so much per critter in a good year or as improvements come you can increase the rent by increasing the stocking rate however in a bad year you can pull cattle off to prevent over grazing . Is it set up for rotational? What are your water supply cost of pumping should be considered. One grazer has his renter bring in extra cattle during the spring flush then remove extra cattle as the summer progress
 
good farmland here in Delaware rents for $80-$130 an acre. Most of the land that we, the County I work for, rent is right at $100 per acre. Price per acre to buy? More than anyone can afford to farm. It's worth ten times that for housing.
