Touching on post below on real acres

Farmed small farm for older gentleman for 10 yrs, he died, the boys sold it. There's a large spring in the middle and a ditch running through the 38 acres. You could only farm 30. At the auction, the auctioneer announced the size of the field and my yield this fall as he was told by the son. 195 bpa. Guy next to me was asking me, you got that on that crappy 38 acres? No I got that on only the 30 you could farm!
 
I farmed a field for many years. I always pastured the upper half of the field. The land owner died and his kids sold the land. A local BTO bought it. The first thing he did was take all the fences out. Then he went in with a deep ripper to make that upper ground grow good crops. (BTO talking at the local Coop) Well about fifty feet into the old pasture he got to spend a lot of money!!! He hit the limestone layered rock that is only maybe 8-10 inches under 50% of that upper part of the field. He was going so fast that the ripper did not trip all of the shanks fast enough and he bent the main frame on the ripper. He found out why that part of the field had been pasture for over 60 years.

He farmed it a few year and sold it. The new fellow just finished rebuilding the fences this fall. That upper part is back to pasture. It is funny how all of us older farmers are not as stupid as many of the younger/bigger farmer seem to think.
 
Lots of absentee landlords think their farm is better than it is and don't like to be told it isn't. I dont like playing that game so I don't rent much dirt , own most of what I farm. Plus , i can make improvements as I see fit and not worry about bto offering more rent to landlord after tenant fixes up landlords farm. Have a nice day.

Seen that done about a thousand times!! Watched my no good brother do it to friends of mine. After my dad died my "non-farmer" brother waltzed in a got his part, let the neighbors break it out of CRP,and mess with the sprouts and terraces that needed fixing. They took good care of it for about 5 years...................

Crops were a good price then so he bought an old tractor, combine and truck and learned himself to farm. That was 2 years ago. This coming year will be his third.

Guess he will get a taste of farming, working all season and breaking even.

Seems to me that part of any business is "due diligence" if you're looking to acquire some land (buy or rent it doesn't make a difference) you need to look it over and find out what it really is. Should be soil maps to help you and you need to walk it (or drive with an ATV) dig some holes look at what's currently being done and if it's different than your plans see if their might be a reason why.
