OT Cost to build?

We are looking at buying a small place. It has a basement house already on it. Thought we might go ahead and put up the rest of the house before we move
in. Already has the sub floor in place, as well as newer plumbing. What is the going rate? Just a single level.
 
A few years back I added a 400 sq. ft. living room. Family and friends provided the labor, we used our own hemlock lumber for the framing, or own maple and cherry for the flooring and inside walls. I planed and processed the maple and cherry myself. My son, I and a friend did the wiring. The only outside labor was to install the roofing and siding. $26,000 and change. If we had bought everything at a lumber supply, and even used sheet rock instead of cherry, used some kind of laminate floor instead of maple and hired all the labor, we would have easily doubled the price.

I would suggest after you have made your best estimate of what it is going to cost you.....................add 10%. Saves a lot of hand wringing and banging the head on the wall later on. (smile)
 
Pardon my ignorance, but what is a "basement house"?
Any builder that is going to build over someone else's unfinished work, is going to be very wary, and very expensive. Might be better off to just build from scratch.

Just a few weeks ago I asked a friend of mine who is a contractor what the going rate was for new home construction and he said that $120 per sq ft is pretty much the bottom end of the range.
 
The basement was built in 1942. They did floor joist and sub floor at that time. Lots of places did that at that time. What I want to do, is put the house on top of it. Its been lived in up until recently. I guess technically its a "berm" home. That is the yuppy phrase.

In my neck of the woods it would be in the $70-80 per SF range. We still are allowed to build houses without paying the government extortion money. Of course it can go up depending on how fancy you want to go.
A friend of mine just built a new vinyl sided 1600 sf home for less than $100K.
 
About like asking how much does a new car cost. To many variables to get a clear answer.
