I rent land in eastern Colorado. With modern "chemical fallow" methods, the rotation is three years rather than the traditional two year rotation. (Fallow in year one; winter wheat is planted in the fall of year one and harvested in the summer of year two. Corn is planted and harvested in year three.) Cash rent leases are normally for a minimum of three years. The rent is X amount per year, payable in two installments (April and December). So if the rent is $5000 per year, it would be $15K total over the entire rotation cycle. Yes, the tenant has to pay rent for a year and a half before his first harvest.
