Had to fight this battle through the real estate agent. I stood my ground that his diagnosis was nonsense, conflict of interest (a relative), and bordered on fraud.

Told her to offer them $200, I gave her permission to barter, not to go over $400, but don't loose the sale. They settled for $300.

I felt a lot better about that. Never really was about the money, just the principle of the attempt.

Way to go Steve. I have neglected to mention when I sold my house I gave tbe buyer $3.000.00 on the house price , and the service company
info. Later I encoutered the couple in a mall. AC went south and cost them the 3k I had reduced the final sale. All was well with both paries involved,

Sounds like you did the right thing. I've sold a few houses myself and people try about everything. Being an Electrical Contractor I've been asked by people to do such things as to "find" something wrong and I WILL NOT do that. It's BS.
 
What was your asking price on the house? An $800 reduction is peanuts compared to some of the deals I have run into. I had a new house listed for $279,000 one time. The offer came in at $8000 less than the asking price. They also wanted 7000 for appliances, 8500 for closing costs and wanted me to take the brand new oak kitchen cabinets out and replace them with white birch ones at a cost of over 12,000. And would I finish the basement for them at my cost? That deal never got further than a call from my realtor about it. In the end they came around and I ended up 1500 below the original asking price. Last new house we have for sale is listed for $273,000. We had an offer of $265,00 on it. Countered back but they said they could only pay the 265,000. Always a challenge to sell a piece of property.
 
That was the right way to handle it. As I was told when I went to work in Egypt: "Remember that a signed contract is just a basis for further negotiation."
