Pressure tank acting up

Hi all...I've got a pressure tank that's got me a little concerned. All seems to be working properly except when the pressure switch comes on it fills the tank normally until it reaches about 40 lbs. then it shoots right up to about 55 lbs. shuts off the pump and then the gauge quickly drops back to about 40 lbs. I wouldn't say it is short cycling but I don't think it is filling the tank like it should. I'll do a check but I would say it's not giving more than 4 or 5 gallons of water before it kicks the pump back on. This is I believe a 30 gallon tank and is not more than 5 years old. Any thoughts on what might be causing this? Thanks Dan
 
You didn't say whether it is a bladder tank but assuming it is, I would drain all the water out and start over, with the pump off. The schrader valve on top should have 2 psi less than your cut in pressure. (28 for a 30-50 system) This is not real easy to do because its hard to find a tire gauge that agrees that close with a pressure gauge. You can tell if it is working right after cycling it a few times, shut the power off again and bleed the water down again, it should bleed down to the cut-in pressure and then just a little more and then stop flowing abruptly. If you google it you can find out a lot of information about the proper set up.
If water continues to trickle out when you drain it it probably means you have a hole in the bladder, that's what ours did at less than 5 years old! but it did have a 5 year warranty, but I changed it myself. I have seen some that needed airing up and then worked fine for some time.
